Foreclosure Roundup – and Real Estate Hope

I remember at the time there was a mild panic throughout the entire metro area that this was indicative of how our whole area would eventually suffer. Doomsayers all around me predicted 25% foreclosure rates for our area – including York County. Well, I don’t know what the percentage of foreclosure is for York County (or even just our tri-city area of Fort Mill, Indian Land and Tega Cay), but I do know that when local real estate agent Carmen S. Miller reports at HomesFortMill.com that there are 281 homes in all of York County that are listed in foreclosure, that sounds like a relatively low number to me and gives me hope that Fort Mill, Indian Land and Tega Cay will NOT be deeply affected by the foreclosure dilemma facing much of the country.
Doing a quick search myself, I found 11 homes listed in foreclosure and another 13 in bankruptcy for zip code 29708. Zip code 29707 has 17 homes in foreclosure with none in bankruptcy. Finally, zip code 29715 lists 12 in foreclosure and 15 in bankruptcy. Again – those are really low numbers when you consider just how many homes are in our area.
Also, with a quick hop over to Trulia.com, I confirmed that they don’t even list the Charlotte metro area in it’s group of Top 15 cities suffering from foreclosures! Not only that – but Trulia.com is reporting that 61 homes sold in Fort Mill, Indian Land and Tega Cay in the past 60 days. That’s just over a house a day. That sounds pretty good to me at a time when the news is still doom and gloom about the real estate market. That says to me that first time buyers or those looking to upgrade for a cheap price are out there shopping. And more importantly – they are BUYING.
